Investment threshold

Real-estate investment in the North and Northeast — Ceará included — qualifies at a lower threshold than the rest of Brazil. Indicative: from R$ 700,000 here versus R$ 1,000,000 elsewhere (RN CNIg 36/2018).

Property status

Urban property, built or under construction, with a clean registry record. Rural land and irregular plots do not qualify.

Who is covered

The applicant plus spouse and dependent children on the same application.

What it grants

Residence permit, renewable and convertible to permanent status, with a path to citizenship over time.

Do I have to live in Brazil?

No minimum stay is imposed at entry, but long absences can affect renewal. Counsel advises on your specific case.

Can I rent the property out?

Yes. Rental income is taxable in Brazil and usually reportable at home — our rental manager and your accountant coordinate.

Can I buy with someone else?

Joint purchase is possible, but the threshold applies per applicant. We model both scenarios in the simulation.

How long does it take?

From signed offer to residence card, typically three to five months — most of it preparation, not queueing.
